These numbers tell us that buyers are returning, transactions are occurring faster and the market is absorbing properties more efficiently.

However, a higher average sales price does not mean that every home's value has appreciated 6%. More expensive homes entering the sales mix can increase that average without comparable appreciation in individual properties.

That distinction is particularly important when analyzing an older home in a luxury neighborhood.

2. How we arrived at today's market

2020–22

The extraordinary boom

Pandemic-era second-home demand, limited inventory and inexpensive financing helped accelerate coastal property values.

2023–25

The adjustment and normalization

Sales slowed, inventory rebuilt and buyers regained negotiating leverage. Sellers increasingly faced longer marketing periods.

2026

The recovery in transaction activity

More sales, shorter marketing periods and lower available inventory than in 2025, although buyers remain selective.

Berkshire Hathaway's historical figures show that 1,236 properties sold in the 30A area in 2022, despite transactions declining 34% from 2021. In 2023, closings fell further to 920, a decline of approximately 26%, while average sold prices edged up 1%. That demonstrates a major contraction in transaction activity without a corresponding collapse in reported average prices.

By September 2026, the market had improved considerably. A separate MLS analysis from Scenic Sotheby's reported 8.52 months of supply, versus 10.65 months one year earlier. That represents improving market balance, although sellers had not regained the extreme leverage of the pandemic market.

3. The upper end of 30A is demonstrating real strength

The luxury segment is an especially important part of this recovery.

And at the very top of the market, seven properties above $10 million closed in Q3 2026 compared with four in Q3 2025. A $24 million Seagrove sale illustrates the extraordinary sums still being committed to irreplaceable coastal properties.

However, individual luxury communities are not moving in lockstep.

This is one of the most important conclusions for a luxury seller: A strong luxury market does not necessarily translate into increased values for every individual home. Highly distinctive properties can perform very differently from otherwise desirable properties requiring compromise.

4. Where I believe the luxury market is heading in 2027

My outlook is cautiously positive for sales activity, but more selective for price growth. This is a market interpretation, not a statistical forecast.

Base case: gradual strengthening

If inventory continues declining and buyer demand holds, more luxury homes should transact. Properties with exceptional settings, completed renovations and appropriately supported pricing are best positioned.

Alternative: stable prices, selective negotiations

If insurance costs, financing conditions and ownership expenses remain burdensome, sales may improve without broad price appreciation. Older, less updated homes may require larger condition adjustments to attract buyers.

Downside: renewed inventory pressure

A slowdown in discretionary luxury spending, higher ownership costs or increased competing listings could lengthen marketing periods and place downward pressure on achievable sale prices.

The strongest long-term support for 30A remains the scarcity of truly irreplaceable coastal locations. Nevertheless, land scarcity is not the same as a guarantee of appreciation for every existing structure.

5. What all of this means for the Gulf Trace property

This broader analysis changes the emphasis of our seller presentation.

I would not characterize the 30A luxury market as weak. That argument would be difficult to defend against the 2026 closed-sales evidence.

Instead, I would make the following argument:

The distinction I would emphasize to this seller

The luxury market's recovery is good news. It means there are buyers capable of purchasing expensive homes, and transactions are occurring.

But a wealthy buyer may have the financial ability to renovate a property without having any desire to pay a renovated-home price before the work is done.

For Gulf Trace, the property's unusual setting may support a substantial location premium. The next step is to establish how much of that premium remains after accounting for the condition, age and limitations of the house.

The central question is not whether 30A luxury real estate is valuable. It unquestionably is. The question is how much the current market will pay for this particular 1981 residence in its present condition.

That is where your completed-sales analysis, together with the property's location advantages and documented condition, provides the strongest basis for a defensible pricing recommendation.
