Q3 2026 results across Destin, Miramar Beach/Sandestin, 30A and Point Washington:

Active listings surged 58% to 3,311.
Closed sales rose 6.6% to 952.
Sales volume climbed 12.5% to $1.37 BILLION.
Median sale price edged up 1.1% to $857,000.

What does this mean for you?

BUYERS: More choices and greater potential negotiating leverage—especially in condos, where inventory jumped nearly 72% while sales declined 5.4%.

SELLERS: Homes are still selling, but with far more competition, accurate pricing and strong marketing are essential. Properties sold for roughly 96%–97% of asking price.
