That sounds reasonable, but waiting could actually be a gamble.

Mortgage rates are still hovering in the mid-six-percent range, and higher rates have pushed a lot of buyers to the sidelines.

But that’s also creating an opportunity.

With fewer buyers competing, sellers are becoming more willing to negotiate. We’re seeing price reductions, closing-cost assistance, repairs, and even mortgage-rate buydowns.

So instead of focusing only on the interest rate, look at the entire deal.

If you find the right property today, the numbers work, and you can negotiate favorable terms, you may actually be in a stronger position than waiting for rates to fall.

Because what happens if rates do come down?

More buyers could jump back into the market. Suddenly, you could have more competition, less negotiating power, and potentially higher prices.

And remember, if you buy today and rates eventually drop enough, refinancing may be an option.

The bottom line?

You can refinance an interest rate.
