The Emerald Coast is its own market within Florida.

There’s something happening in real estate right now that buyers and sellers need to understand: the national market, the Florida market, and the Emerald Coast market are not all moving in exactly the same direction.

Nationally, the market is still relatively slow. Home prices have been softening, mortgage rates remain around six and a half percent, and many buyers are taking more time before making a decision.

Florida, however, is showing more resilience than the national market. Single-family home sales are up about five percent from a year ago, pending sales are also higher, and Florida has now recorded year-over-year sales growth for eleven consecutive months.

That’s encouraging—but the Emerald Coast is showing an even more positive story in several important ways.

Across Florida, the market is being influenced by a wide range of conditions. South Florida, Central Florida, North Florida, inland communities, major metropolitan areas, and coastal resort markets all have different buyers, different inventory levels, and different economic drivers.
